Rental Agreement
This Holiday Rental Agreement is made by and between Preseli Venture and (Guest) as of the date of accepting the terms and making a booking. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:
1. Property
The vacation rental property is located at:
Preseli Venture, Parcynole Fach, Mathry, Pembrokeshire SA62 5HN
And includes all appliances and amenities as provided. A full list is included in the inventory.
2. Maximum occupancy
The maximum number of guests for the Eco Barn is 8 people, Penbwchdy Cottage is 8 people, and Loom Cottage is limited to 2 people.
3. Term of the lease
The vacation rental lease begins at 4.00 pm on (“Check-in Date”) and ends at 10.00 am on (the “Check-out Date”). Failure to adhere to the check-out time may result in an additional late fee set as discussed in advance of the stay. There may be an allowance for early check-in or a late check-out time, but this is only at the discretion of the managers.
4. Minimum stay
The Vacation Rental Properties normally require a 2-night minimum stay. Longer minimum stays may be required during holiday periods. If a rental is taken for less than 2 days, the guest will be charged the 2-night rate. Occasional exceptions may be applied for a one night stay at the discretion of the Manager.
5. Rental rules
Guest agrees to abide by the Rental Rules for each property at all times while at the property, and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while residing at the property.
6. Access
Guest shall allow Homeowner access to the property for purposes of repair, inspection or emergency. Homeowner shall exercise this right of access in a reasonable manner by giving at least 4 hours notice (unless in case of emergency).
7. Rental rate and fees and Cancellation Policy
Eco Barn: a) Deposit: A deposit of 30% is due at the time the booking is made. b) Payment in full of the rental due shall be paid within 30 days of the Check in date.
Eco Barn: Cancellation Policy – Full refund if cancellation is made at least 30 days before check-in. After that, guests who cancel 7-30 days before check-in get 50% of rental paid refunded, and after that their stay is non-refunable.
Penbwchdy Cottage and Loom Cottage: a) Deposit: A deposit of 30% is due at time of booking. b) Full rental payment due 30 days before Check-in date.
Penbwchdy Cottage and Loom Cottage; Cancellation Policy – Full refund if cancellation is made up to 2 days before Check-in. Guests who cancel within one day of check-in will get a 50% refund.
The Homeowner may also be entitled to cancel the Guest’s stay if house rules are broken during rental period.
Please note: the same (or very similar) cancellation policy applies to Airbnb and Booking.com bookings. Guests who have booked via Airbnb or Booking.com can view their cancellation policy directly via their third-party booking confirmations.
9. Insurance
We encourage all renters to purchase their own holiday insurance in case of unforeseen circumstances, accidents or other issues that may prohibit Guest from traveling or fulfilling rental terms.
We recommend that if Guests are taking part in adventure activities, they should check that their insurance covers activities as well as the accommodation.
10. Payment
Acceptable payment methods are: credit card/debit card.
All payments, unless otherwise specified, will be processed on the vacation rental website.
By clicking ‘I Agree and Accept this Holiday Rental Agreement’ at the point of booking, Guest is giving permission for their credit card/debit card to be charged for the total amount of the booking.
By accepting Preseli Venture’s terms and conditions, Guest is agreeing that all rental monies are only refundable as per the relevant cancellation policy above, and that they have read their rights to purchase travel insurance.
House Rules
After booking the Eco Barn or Courtyard Cottages, a set of House Rules will be sent to you by email. These will also be available in print at the property. These are unique to the Vacation Rental Property you have booked.
Complying with these House Rules at the Vacation Rental Property is a requirement of the Vacation Rental Agreement.
Failure to adhere to the provided House Rules is a breach of the Terms and Conditions of occupancy and may result in penalties such as deductions from the security deposit.
The Owner and Manager reserve the right to terminate permission to occupy and to evict from the Vacation Rental, any Guests or Visitors who refuse to follow these House Rules or who cause a nuisance to neighbours or other residents of the community.

About Preseli Venture
Preseli Venture is a booking agency. We do not deliver the activities advertised; they are operated by independent providers whose trips are bookable via our website.
Your Contract
When you make a booking, your contract is with the activity provider, not Preseli Venture. The provider’s terms and conditions will be shown at checkout and must be accepted to complete your booking.
Questions, Changes & Cancellations
After booking, please contact the provider directly with any queries, amendments, or cancellations. All changes and refunds are handled in line with the provider’s T&Cs.
Travel Insurance
We strongly recommend suitable travel insurance covering your chosen activities. If you need to cancel and a refund is not due under the provider’s policy, you should claim via your insurer.
Meeting Point
Please check the meeting point on the activity booking page and/or your confirmation. You will never be asked to meet at Preseli Venture for activities. Refunds are not issued if you go to the wrong location.
What to Bring / Participant Requirements
Follow the kit list and instructions on the booking page/confirmation. For some activities, you must complete medical declarations and/or waivers for each participant within the timeframe specified by the provider.
Weather & Operational Changes
Most activities run in a wide range of conditions. If weather or sea conditions prevents the planned session (e.g., no swell for surfing, high winds for kayaking), the provider will offer options to reschedule, switch to a more suitable activity, or refund in accordance with their T&Cs and subject to availability.
